What does Explore compare?

Explore uses canonical ASGS 2021 Suburbs and Localities boundaries. Each lens asks one fixed question about the PropRetire score, population change, state sale-price context, sale activity, listing activity or asking rent. Map and List show the same selectable areas for the chosen home type.

Each result states its period, geography, scope, availability and limitation. Missing evidence stays unavailable. It is not treated as zero.

Which places make up a score comparison?

Each score component compares the selected area with eligible places in the same state, home type and observation period. A place is eligible for a component only when it contains the input that component requires.

The overall score combines Growth, Rental market, Liquidity, Stability and Risk signals only when enough input evidence is present. Check the input coverage and available dimensions before comparing scores.

What evidence can you inspect for an area?

The analysis starts with an overall profile and five plain-language dimension explanations. Market at a glance shows customer-safe sale, model-value, asking-rent, yield, selling-time and stock ranges. Score history shows the overall score and all five dimensions on the same 0–100 favourable scale, followed by the clearest changes between consecutive published periods.

Opportunities and watch-outs summarise only sufficiently covered score evidence; missing evidence does not produce an insight. Comparison places the same quick read, dimension, market-range, recent-change and context rules side by side while preserving each suburb's own state and observation period; it does not declare a winner. Driver weights, contribution arithmetic, percentile codes and individual driver-history charts are not customer report sections.

What can a suburb score not tell you?

A suburb score is a relative research indicator for the same state, home type and observation period. It is not a national ranking, forecast, property valuation or recommendation, and it does not become an input to a PropRetire valuation or Property Outlook.

Property condition, comparable sales, contract terms, planning controls, finance, insurance, ownership, cashflow and tax still need separate evidence for an address-level decision.
