Setup

Setup is the page where a household's records go in. It lists the records by kind, and it says which results are not ready yet and what each one is waiting on. Start with who owns what, work down the page, and you are done when Setup says Every result is ready.

Setup guide

1. What does Setup show?

Setup is the first link in the sidebar. The page reads from top to bottom in the order you fill it in.

  • The header holds the Date for new records and Watch the guide, which plays a short tour of Setup with captions you can turn on.
  • Ending within 90 days shows only when a fixed rate, an interest only term or a lease ends soon.
  • Results names the results that are ready and those that are not, or says that every result is ready.
  • Then comes one section for each kind of record, in the sidebar's order: Legal owners, Properties, Other assets, Loans, Income and Living expenses.
  • Recent changes, at the foot, lists the last ten records you changed.

Each record section has its own Add button and a table of the current records. A record that has ended leaves the table. That is a sold property, a closed loan, or income or a living expense whose end date has passed. While a kind holds no records, the section says so, for example No loans yet.

The table's Details column holds the line the record's own page shows. Here it is for the Mitchells, an example household we use to explain.

Each name opens its record. Every form you open from Setup brings you back to Setup when you save or cancel.

2. What is the date for new records?

It is the date the first figure in each new record carries. A new property's value, an other asset's balance and a loan's balance are dated on it. New income and living expenses start on it. You can change the date in the form before you save.

Until you choose one, it is 1 July, the first day of the current financial year. That way this year's results count each new record from the start of the year. If you set up the Mitchells in October 2026, their new records start on 1 July 2026 unless you change it.

The date cannot be in the future. A future date shows Date for new records cannot be in the future, and a date that does not exist shows Use a valid date for new records. While either shows, new forms open on 1 July. Records you have saved keep their own dates. Setup remembers the date for each portfolio until you close the browser tab.

3. What order do I record things in?

A new Personal account first asks for a name on Add your first portfolio. Add portfolio then opens Setup for the new portfolio.

A new portfolio opens on Start with who owns what, with one button, Add legal owner. Every other record names a Legal owner A person, company, trust or self-managed super fund that holds assets, owes debt, receives income or pays expenses. , so owners come first. Then work down the page.

  1. Legal owners: each person, company, trust and self-managed super fund.
  2. Properties: each home and rental, with its value, use, rent and costs.
  3. Other assets: bank accounts, offsets, super, shares and anything else of value.
  4. Loans: each loan's balance, rate, term and purpose.
  5. Income and living expenses: salaries, dividends and what the household spends.
  6. Each owner's tax settings, which the tax estimates need.
  7. A saved retirement plan, which Retirement needs.

Have these to hand before you start: purchase dates and prices, recent loan statements, and bank and super balances. For a fuller list, read the property records to gather before retirement.

4. What is each result waiting on?

Setup checks nine results each time it opens. They are Portfolio position, Current cashflow, Cash forecast, Sale analysis, Property performance, Stress test, Refinance, Retirement and Financial year review. While it checks, Results says Checking what each result needs.

A result that runs is a row in the Results ready table, and its name opens its page. A result that cannot run yet is a row in the Results not ready table under it. The Result column names it. The Needs column says what it waits on, and is one of these.

  • A kind of record, such as Loans. The link jumps down to that section of Setup, where What to record names the record.
  • Retirement plan, which opens Retirement, because that result runs from a saved retirement plan.
  • A sentence that says why, when no record can make the result ready.
  • See why, which opens the result's own page, where it says what is missing.

What to record sits under a section's title. It has one line for each record a result needs, and a link that opens the form to fix it. Each line names the record and what it lacks.

Say the newest value of Daniel's Armadale house were dated 30 Sept 2025. From 1 Oct 2026, the Properties section would read Armadale house: Value recorded 30 Sept 2025 needs a newer figure. Its link, Record value, opens the house with a new value ready to fill in.

A section with no records yet leaves the line out when its Add button does the same job. A portfolio with no loans shows Add loan, not a sentence asking for a loan.

While some results are ready and some are not, the header counts them, for example 6 of 9 results ready. The count does not show before the first result is ready.

5. When is setup finished?

Setup is finished when Results says Every result is ready. A personal account then shows Open Portfolio position. A Business account shows Send report, which starts a report for the client.

Records age, so Setup keeps checking. A property or investment value, a rent or a living expense needs a newer figure after 12 months, and a bank or super balance after six months. A loan needs its new rate once its fixed term has ended. Setup then lists the record again in What to record, as in the Armadale example above. The results still run. An old record never stops a result. The result shows its figure with a note instead.

Records that need a newer figure lists every record that ages, and when.

6. What is ending soon?

Ending within 90 days lists any loan term or lease that ends in the next 90 days. Each row names the record, says what ends and when, and has one action.

  • Fixed rate ends or Interest only ends, with Compare a refinance. It opens Refinance on that loan.
  • Lease ends, with Record the new rent. It opens the property's form at its use and rent.

The section does not show when nothing ends soon. The blog post when your fixed rate ends explains what changes when a fixed term ends.

7. What changed recently?

Recent changes lists the last ten records you added or changed, newest first. Each row names the record and the date and time of the change, and opens the record. For the Mitchells it reads Armadale house, 30 Sept 2026, 10:00 am.

8. How does Setup work for a client?

A Business account has a Setup page for each client. It works the same way, with three differences.

  • The header has Send request while the client has no open information request. A request asks the client to fill in their own records.
  • Client records shows the open request: its status, how many of its sections the client has confirmed, such as 6 of 6 sections confirmed, and its due date. Review response opens what the client sent.
  • Activity takes the place of Recent changes. It lists everything that happened with the client, with four columns: Activity, Subject, When and Who. Who is Adviser, Client or PropRetire. Show all opens the full list.

9. What if Setup does not load?

While the records load, Setup says Loading records. If they cannot be read, it says Records could not be loaded, with Try again. Without a current subscription it says Subscription required, with Review billing. Saved records and sent reports stay readable. Your account explains billing.
