Financial year review

A tab standing on a rail of years, halfway along

Financial year review sets up to five completed financial years side by side, each from 1 July to 30 June. For each year it adds up the income, costs and estimated tax in your records, and the Net cash result Income less costs and tax for the financial year. they leave. It also shows how value, debt and equity moved, for the portfolio, each legal owner and each property.

The page changes no record. The examples below are the Mitchells' review of 2024-25 and 2025-26, read on 13 Oct 2026.

Financial year review guide

1. What does a year need?

Open Financial year review from the portfolio's menu. The line under the title gives the portfolio, the day it was read and the years shown: Mitchell household · 13 Oct 2026 · 2024-25 to 2025-26.

The latest year is the last one that ended before today. The chooser beside The years reads Last 2 years to start and goes up to Last 5 years. The page's address keeps the choice, so a saved link opens the same years.

A year is worked out from the records at the 30 June that opens it and the 30 June that closes it. On each of those days:

  • Each property then held needs a value, and each loan borrowed for it a lender balance. Each is dated within the twelve months up to that 30 June.
  • Each offset account linked to one of those loans needs a balance.
  • Each property needs its legal owners recorded.

The page takes the newest value on or before each 30 June. The Glenorchy house's value for 2025-26 is the $600,000 recorded on 30 June 2026. Tax comes from each owner's tax settings for the year.

2. How do I read the years?

The years opens with the latest year's net cash result. Select a figure to open its working.

Income
$520,600
Costs
$239,427
Tax
$112,754
Net cash result
+$168,420
  • Income is rent and other income, such as salary and dividends, before tax: $148,400 of rent and $372,200 of other income.
  • Costs are $71,741 of loan interest, $63,327 of operating costs and $104,359 of other costs. Other costs are living expenses and SMSF expenses.
  • Tax is the income tax and HELP estimated for each legal owner, added up: $61,068 for Daniel, $43,694 for Emma, $7,992 for the Mitchell Super Fund and $0 for the company and the trust.

In whole dollars, $520,600 less $239,427 less $112,754 is $168,419. The page works in cents, $168,419.83, and rounds each figure to the dollar. Every amount is taken as recorded, with no growth over the year and no allowance for vacancy.

Equity movement shows how property value less property debt moved over the year.

Opening equity
$3,453,300
Value movement
+$374,000
Debt repaid
+$45,500
Closing equity
$3,872,800
  • Opening equity is the equity the year before closed with, at 30 June 2025.
  • Value movement is the closing value less the opening value: $5,426,000 less $5,052,000.
  • Debt repaid is the opening debt less the closing debt: $1,598,700 less $1,553,200. Where debt rose, the line reads Debt added. Debt is what the loans borrowed for the properties owe, before offsets.

Net cash result by year draws a bar for each year. A bar below zero is a year that took cash to hold. Value, debt and equity draws all three at each 30 June, from zero. Beside it, Properties bought or sold names each property that came or went in the years shown. Over five years, it lists the Parramatta unit, Sold in 2023-24. Value over the years and Debt and equity over the years follow.

Year by year gives every line for every year. Change is the latest year less the year before.

Line2024-252025-26Change

Equity$3,453,300$3,872,800+$419,500

A year PropRetire holds no tax rules for shows no tax. Its net cash result is income less costs, before tax. Over five years, 2023-24 reads $226,494: $494,200 less $267,706.

2024-25 is mixed. PropRetire holds tax rules that year for the company and the fund, but not for Daniel, Emma and the trust. The portfolio's tax adds up every owner's, so 2024-25 has no tax or net cash result, and its bar reads Unavailable. The note under the table says PropRetire holds no 2024-25 tax rules for Daniel Mitchell, Emma Mitchell and Mitchell Family Trust.

3. What does each legal owner hold?

By legal owner opens with Net cash result by legal owner, each owner's result for the latest year.

Emma Mitchell

Mitchell Family Trust
+$8,524
Mitchell Holdings Pty Ltd

A table for each owner follows, with the same lines as the portfolio's. Each amount is the share the owner holds or owes. The owners' incomes add up to the portfolio's $520,600, and their costs to its $239,427.

Daniel Mitchell2024-252025-26Change

Other costs$43,320$43,320$0
Equity$1,246,300$1,358,600+$112,300
  • Daniel's 2024-25 net cash result, $143,650, is his income less his costs, with no tax. The note under his table says PropRetire holds no tax rules for 2024-25. Change is left empty, as 2024-25 has no tax.
  • His loan interest, $16,005, is the Armadale loan's $13,886 and half of the Mitchell home loan's $4,238, as he owes half of it.
  • His other costs are six monthly living expenses that add up to $3,610 a month.
  • His tax working lists Mitchell Family Trust's income, 2025-26, $2,762, which he is taxed on while the cash stays with the trust. Emma's lists the same. The trust's own tax reads $0, as a trust's income is taxed in its beneficiaries' hands.
  • Emma's tax, $43,694, is $31,396 of income tax and $12,298 of HELP repayment.

4. How did each property do?

By property opens with Net cash result by property: each property's rent less its loan interest and operating costs for the latest year, before tax. Other costs and tax are left out.

A table for each property follows. It covers the whole property, before it is split between legal owners.

Frankston unit2024-252025-26Change
Rent$23,920$26,500+$2,580
Loan interest$25,352$24,312-$1,040

Debt$416,000$416,000$0
Equity$102,000$140,000+$38,000
  • The unit took $8,261 to hold in 2025-26: $26,500 of rent less $24,312 of interest and $10,449 of costs. Its loan is interest only, so its debt stayed at $416,000.
  • Rent adds up every payment in the year. The unit's $500 a week, paid from 1 July 2025, falls 53 times by 30 June 2026, so its rent is $26,500.
  • Loan interest works out each payment's interest on the balance then, less the linked offsets then, at the rate then. The Mitchell home's fell from $8,381 to $4,238. Its 2025-26 working starts from a $483,000 balance with $288,000 in the Mitchell offset, against $511,000 and $262,000 a year before.
  • The Mitchell home earns no rent, so its result is its cost: -$14,738.

A property sold in the years shown keeps its table, with a note such as Sold in 2023-24 under the Parramatta unit. The years after the sale are empty. What is left of the rent after costs? works through one property's month.

5. What goes to the accountant?

Download spreadsheet saves the years you chose as a CSV file, such as propretire-financial-year-review-2026-10-13.csv. It has one row for each year: the portfolio first, then each legal owner, then each property. Its columns are:

  • scope, which is portfolio, owner or property, then subjectId and name.
  • financialYear, startsOn and endsOn, such as 2025-26, 2025-07-01 and 2026-06-30.
  • basis, which is cash for a year shown without tax, such as Daniel's 2024-25, and tax otherwise.
  • rent, otherIncome, income, interest, propertyCosts, otherCosts, costs, tax and netCash.
  • openingValue, closingValue, valueMovement, openingDebt, closingDebt, debtRepaid, openingEquity and equity.

Amounts are in dollars and cents, with no $ sign, such as 168419.83 for the portfolio's 2025-26 net cash result. A cell is empty where the page shows no figure. If the file cannot be made, the page says Spreadsheet could not be downloaded, with a button to try again.

Download PDF saves the page as it shows. A Business account can also send the review in a report, once or on a schedule. What a financial year review shows your accountant goes through the review and its spreadsheet.

6. What if a figure is missing?

  • With no legal owner, or no property held over the years, the page reads Financial year review unavailable and lists the record to add, each with its button.
  • A value or balance a year needs shows under What to record, below Year by year, with the button that records it. When no year can be worked out, the list shows under Financial year review unavailable instead. A property reads Record a property value dated on or before 30 June 2026, with Record value. A loan reads Record a lender balance dated on or before that day.
  • A value or balance dated more than twelve months before that 30 June asks for a newer figure. Records that go stale explains how to fix one.
  • An SMSF that receives contributions needs member balances from a fund statement dated on or before the 30 June that opens the year.
  • A figure that cannot be worked out reads Unavailable. Select it to see why, such as PropRetire holds no tax rules for Daniel Mitchell this year, so the tax cannot be estimated and no record changes that.
  • Where a property was sold, or a loan borrowed for it closed, in the latest year or the year before, its Change reads Unavailable. Select it to read which sale or closure, and its date.
