Capital gains tax calculator for a property sale
Work out the tax on selling an investment property, with the 50% discount, cost base indexation and the 30% minimum tax from 1 July 2027, and every step of the working.
How is the tax on selling an investment property worked out?
The gain on a sale is added to your other income for the year you sign the contract, and taxed at your rates. From 1 July 2027, cost base indexation and a 30% minimum tax replace the 50% discount on the part of the gain made after that day. The gain up to 1 July 2027 keeps the discount.
| Contract signed | Rule for the gain |
|---|---|
| Before 1 July 2027 | 50% discount on all of it, after 12 months' ownership |
| From 1 July 2027, property bought before it | 50% discount on the gain to 30 June 2027, cost indexed after, 30% minimum tax can apply |
| From 1 July 2027, property bought after it | Cost indexed, 30% minimum tax can apply |
The contract date counts, not settlement. A new dwelling, a company and a complying super fund follow other rules, which the post on indexation sets out. The calculator shows each step for your sale.
