Check a result
Every result states its date and opens its working: the records, assumptions and arithmetic behind its figures. Select a figure to see its own. A few have none, such as a property's PropRetire value. Before you use a result, check the date, open the figures that matter, and fix any record it asks for. An amount it cannot work out says so, and is never shown as zero.
The examples below use the Mitchells' Armadale house on 4 Oct 2026.
1. Which date and records does a result use?
The line under the page title gives the date the result is worked out for, such as Mitchell household · 4 Oct 2026 on Portfolio position. Current cashflow adds the financial year it covers. A downloaded PDF gives the date as As at, on its first page.
The result uses your records as they stand on that date. Each value and balance is the newest one on or before it. The income, expenses, rent, ownership and loan terms are the ones in force that day.
Armadale's Value reads $665,000, the value recorded on 30 Sept 2026. Its Linked debt reads $224,145, the Armadale loan's scheduled balance on 4 Oct 2026. Which value or balance does a result use? says how a recorded figure is carried to the date.
Before a Business account emails a result, the page works it out again. If it changed, the page reads Result changed: Review the refreshed result, then email the report again.
2. Where does a number come from?
A number you can open draws a dotted line under it as you point at it, and keeps the line on a touch screen. Select it to see its working. The working opens with what the figure is. Then come its steps, each with the dated records it read and the result it gave. The last result is the figure itself.
Select Armadale's Equity, $440,855. The working says The value of the property less its linked debt, before selling costs and tax. Its one step is Take the linked debt from the value.
- Recorded value
- $665,000
- Linked debt
- $224,145
- Equity
- $440,855
- A figure inside the working opens a level deeper in the same box. Select Linked debt, $224,145, and the box shows its own step, Add up the balance borrowed for this property on each loan, with the Armadale loan's scheduled balance on 4 Oct 2026. Back returns to Equity. The chain ends at a figure read from a record.
- Some workings add a Basis, what the figure assumes. The Financial year review's net cash result says Every amount is taken as recorded, with no growth over the year and no allowance for vacancy.
- A label you can open gives its definition. Gross yield reads Annual rent divided by the value, before costs.
- In a downloaded PDF, the definitions print as numbered notes in Appendix A.
Value's definition reads The latest recorded value, or the PropRetire value where the market evidence is newer. Armadale's Recorded value working ends with Market evidence for a PropRetire value of this property is not published yet. So $665,000 is the value you recorded.
The working shows how the result was reached. It does not check that a record is right, and an estimate is not accounting, tax, legal, lending or investment advice.
3. Which assumptions does it use?
A calculation page shows its assumptions on the page, and its PDF lists them in its basis. On Refinance, Projection basis reads 10 years, 3% earnings growth and 3% CPI until you change it.
- Change an input after a result shows and a note says the result still uses the previous inputs: Purchase changed, Proposal changed or Stress scenario changed. Run it again to update the result.
- On Retirement, Retirement plan inputs changed asks you to calculate the retirement plan again.
- Of the calculation pages, only Retirement saves what you enter. A property's Planning assumptions and Sale assumptions are part of its record, such as Armadale's Annual value growth of 5.5%.
What does PropRetire save? lists what is kept.
5. How do I fix what a result needs?
A result lists each record it needs once, under What to record or in place of the result, with the button that opens it, such as Record value, Record balance, Record earlier balance or Add income.
The Mitchells recorded their property values on 30 Sept 2026. On 5 Oct 2027, Properties lists Armadale house: Value recorded 30 Sept 2026 needs a newer figure. Record value opens Armadale's page with the Record value form open. Records that go stale says when each kind of record needs a newer figure.
On Purchase, Refinance, Stress test, Cash forecast, a property's Outlook and the Retirement plan's steps, the button brings you back to the result once the record is saved. The page keeps the inputs you had entered. Setup lists every record a result is waiting on.
