What does a sent property portfolio report look like?

Published  · Updated

A report on its way: a page lying on a plate and an envelope beside it, in coral

Your PropRetire portfolio report arrives as an email link, with no figures or PDF attachment in the email. The link opens a download page where you can save each document separately, without an account or sign-in.

Each PDF has its own cover and date, and its figures stay fixed after sending. The link has an expiry, but a PDF you have downloaded stays with you.

What arrives in the email?

A letter lying at the door of a house, in coral: an email that has come

You receive a link to the report page. Each selected recipient gets a link of their own. There is no attachment to find at the bottom of the email, and the financial figures are in the PDFs rather than the message.

If the report comes from a schedule, the email includes the schedule's name. The business can also include a message that appears in each scheduled email. Those words accompany the report.

They do not replace its documents.

What does the download page show?

The page names the business that sent the report, with the client's name as its title. In our example, the document list gives you these separate actions:

  • Portfolio position: Download PDF.
  • Current cashflow: Download PDF.

You do not need to create a PropRetire account to read them. Anyone with the link can open the page while access remains active. Forwarding the email therefore passes on access to the report, even though the original recipient was sent their own link.

The page also has an "End session" button. That closes the report page on the device you are using. It does not remove a PDF you have already saved.

What is inside the PDF?

For example, the report contains Portfolio position and Current cashflow. These arrive as separate PDFs, rather than chapters in a single file. You can open either document on its own.

The cover identifies the document and who prepared it for whom. It also gives a date. Each PDF has its own contents, followed by the results that the corresponding PropRetire page showed when it was sent.

The date matters when you sit down to review your property records. This is a saved report from that send, not a view of whatever the app shows today. Updating a record later does not rewrite the PDF you already received.

What if a document is missing?

The business chooses which documents to send from those your records can produce. Receiving Portfolio position does not mean every other report is included.

A selected document is left out when a record it needs is missing, while the others can still go. The business sees it listed as Not sent, with the record it needs. If none of the selected documents can be produced, nothing is sent.

That gives you something specific to check with the sender: was the document selected, or was a record missing? The Reports sent guide explains what the business sees when it checks the send.

Reports sent records dates such as "Sent 3 Oct 2026" and "Access ends 17 Oct 2026, 8:00 pm". Those dates describe access to that report. They do not set a deadline for reading a PDF you have already downloaded.

The business can end access earlier. It can also send a replacement link, which stops the previous one working. Ending access cannot take back a downloaded copy.

If your link no longer opens, the page offers "Ask for a new link". That tells the business you need access again. The sender can then use "Send link again".

Why might the next report show different figures?

A scheduled report is made afresh from the records on that run day. You receive a new link to those documents. The earlier PDF remains as it was sent, so opening it again will not bring its figures up to date.

When comparing reports, you can check their document titles and dates first. A new report is worked out from the records available when it is sent. A replacement link restores access to a report already sent.

The quarterly position an adviser sends follows recurring reports from the records to what you receive. The scheduled sends guide explains the timing.
